We follow Colorado guidelines with regard to security deposit refunds. Within 60 days of moving out of your apartment, we will review your account in full and refund any amount remaining from your security deposit. The refund will be mailed to your forwarding address along with a final statement of your account.
We do require that all residents have rental insurance.

Our leases require a 60-day notice to vacate in writing. Please visit our Document Center online for a copy of our Notice to Vacate, or talk to your Community Manager for more information.
There is a penalty for breaking a lease ahead of its expiration date, and for moving without giving sufficient notice.
You will receive a renewal offer in the mail a few months before your lease term is over. If you have questions about renewing and have not yet received a renewal offer at least 60 days prior to your lease expiration date, please reach out to your Community Manager.
All of our properties have their own 24-hour on-call maintenance phone line. If you have a maintenance emergency, call that number right away.
Email the details of the violation to your Community Manager right away.
If you lose your keys, please call a locksmith, and promptly notify your Community Manager.
Rent is due on the 1st of every month. A late fee in the amount of $50 will be charged on the 4th of the month for any resident who has not yet paid their rent. Another $50 will be charged every week following the 4th until rent is paid.
We do not allow smoking or vaping or e-cigarettes of any sort inside our communities. There are designated smoking areas outside at each property for tobacco products only.
