How do I apply?

What lease terms do you have available?

We offer 12-month leases.

Do you allow pets at your properties?

  • No more than two pets per apartment.
  • No dogs over 30 pounds.
  • Birds, reptiles, rodents, and fish tanks over 25 gallons are NOT permitted.
  • $150 non-refundable pet fee per pet.
  • $200 deposit required at signing of lease.
  • $25 per month pet rent.
  • ALL applicants must create an account through our third-party pet management partner, Petscreening. The cost to register is $20 for one pet, $15 for a second pet, and $0 for no pets. (Applicants without pets must also register with Petscreening to certify in writing that no pets will be in the apartment.) 

Do you require a background screening?

Yes. Our background check reviews credit reports and criminal records. 

How do I request an apartment tour?

Contact the property directly to schedule a tour of available units. 

When will I get my security deposit returned after I move out?

We follow Colorado guidelines with regard to security deposit refunds. Within 60 days of moving out of your apartment, we will review your account in full and refund any amount remaining from your security deposit. The refund will be mailed to your forwarding address along with a final statement of your account. 

Should I get renter's insurance?

We do require that all residents have rental insurance. 

Can I pay my rent online?

Yes. Online is our preferred method of payment. Please contact your Community Manager for help getting started with making your payments. 

Can I transfer to a different community or apartment?

Yes. We ask that you complete one full lease period before transferring to a new unit or community. 

How do I add or remove someone from my lease?

All residents must follow the same application, background check, and pet screening process to determine eligibility for leasing at one of our communities. Contact your Community Manager to discuss your options.  

Can I sublet or short-term rent (Air Bnb, Home Away, etc) my apartment?

No. 

How do I give my notice to move out?

Our leases require a 60-day notice to vacate in writing. Please visit our Document Center online for a copy of our Notice to Vacate, or talk to your Community Manager for more information. 

What if I want to move out before my lease term has expired?

There is a penalty for breaking a lease ahead of its expiration date, and for moving without giving sufficient notice. 

How do I renew my lease?

You will receive a renewal offer in the mail a few months before your lease term is over. If you have questions about renewing and have not yet received a renewal offer at least 60 days prior to your lease expiration date, please reach out to your Community Manager. 

What do I do if I have a maintenance emergency?

All of our properties have their own 24-hour on-call maintenance phone line. If you have a maintenance emergency, call that number right away. 

How do I report a resident I've observed to be in violation of community rules?

Email the details of the violation to your Community Manager right away.

What do I do if I lose my keys?

If you lose your keys, please call a locksmith, and promptly notify your Community Manager. 

Do you charge late fees?

Rent is due on the 1st of every month. A late fee in the amount of $50 will be charged on the 4th of the month for any resident who has not yet paid their rent. Another $50 will be charged every week following the 4th until rent is paid. 

Can I smoke in my apartment?

We do not allow smoking or vaping or e-cigarettes of any sort inside our communities. There are designated smoking areas outside at each property for tobacco products only. 

What do I do if I find a homeless person at my community?

Call the police.
